2D/3D Site Plan Creation for New Development

Project: Conceptual Commercial Site Plan (2D + Optional 3D Massing)
I am a real estate developer seeking assistance creating a conceptual site plan for a commercial development on a parcel of land in Texas.
This is not a construction drawing — it is an investor presentation / feasibility concept showing what the property can reasonably accommodate under city zoning and setback requirements.
The goal is to visually demonstrate:
• Buildable area
• Approximate building footprint
• Parking layout
• Access/drive aisles
• Usable square footage
• Overall development concept
This will be used to present to potential investors and lenders.
Scope of Work
Using the documents I provide (survey, zoning info, and setback requirements), I need:
