Business Development Land Acquisition<br/><br/>(Mumbai-Thane Region)<br/><br/><b>Location:</b> Mumbai / Thane<br/><br/><b>Role Overview:</b><br/><br/>We are seeking a highly experienced and well-connected Business Development Manager Land Acquisition to lead and drive strategic land acquisition initiatives across the Thane region. The ideal candidate must have deep-rooted knowledge of local land parcels, property titles, feasibility studies, and legal landscapes, with a strong network across developers, brokers, and legal experts.<br/><br/><b>Key Responsibilities:</b><br/><br/>- Identify, evaluate, and acquire land parcels across the Thane belt suitable for residential, commercial, or industrial development.</p><p><br/>- Conduct detailed feasibility studies including FSI potential, zoning regulations, and financial viability.<br/><br/></p><p>- Maintain comprehensive knowledge of available land in the regionlocation, pricing, ownership, market trends, and development potential.</p><p><br/>- Conduct title due diligence, flag legal issues or encumbrances, and coordinate with legal teams for clean acquisitions.</p><p><br/>- Build and maintain a wide network of landowners, brokers, government liaisons, and legal consultants.</p><p><br/>- Ensure end-to-end coordination from lead generation to deal closure, including documentation and compliance.</p><p><br/>- Prepare reports, comparative studies, and project proposals for senior management.</p><p><br/>- Work in collaboration with internal departments like legal, finance, and strategy teams.<br/><br/><b>Candidate Requirements:</b><br/><br/>- Minimum 10+ years of experience in land acquisition, preferably in the Mumbai-Thane belt.<br/><br/></p><p>- In-depth knowledge of Thanes real estate market, with active familiarity of land titles, documentation, and local authority processes.<br/><br/></p><p>- Strong understanding of real estate laws, property litigation, and development norms.<br/><br/></p><p>- Proven track record of successful land closures (residential, commercial, or industrial).<br/><br/></p><p>- Legal qualification is not mandatory, but strong knowledge of property laws is essential.<br/><br/></p><p>- Must have an extensive network across the region and excellent negotiation skills.<br/><br/></p><p>- Graduate degree required; postgraduates or law backgrounds will be an added advantage.<br/><br/><p><b>Preferred Attributes:</b></p><p><br/>- Highly ethical and detail-oriented.</p><br/></p><p>- Self-starter with the ability to work independently.<br/><br/></p><p>- Excellent communication and relationship management skills.<br/><br/></p><p>- Strong commercial and analytical acumen.</p><br/></p> (ref:iimjobs.com)
