A leading energy services and construction firm is seeking an experienced Construction Manager to oversee a multi-facility lighting renovation project located on a large industrial campus in Renton, WA. This role requires full onsite management for an anticipated 10-month construction duration. As the Construction Manager, you will oversee all phases of construction—from mobilization through closeout—ensuring safety, quality, schedule, stakeholder coordination, and compliance throughout the project lifecycle.
Responsibilities
+ Oversee all construction activities from start to finish, ensuring project delivery on time and within scope.
+ Manage subcontractor performance, daily activities, site logistics, equipment rentals, deliveries, and general conditions.
+ Maintain and update construction schedules, including monthly CPM schedules and weekly 3-week look-ahead schedules.
+ Coordinate and schedule all required permit inspections and third-party inspections.
+ Conduct onsite stakeholder meetings and generate weekly meeting minutes.
+ Ensure timely completion of construction closeout documents and punch list items.
+ Enforce company and subcontractor compliance with all OSHA regulations and site-specific safety protocols.
+ Manage the project Safety Plan and ensure all trades meet daily and weekly safety documentation requirements.
+ Utilize Procore to manage RFIs, Submittals, Change Orders, Daily Reports, CO Logs, Material Safety Data (MDS), and all compliance documents.
+ Monitor subcontractor progress and identify installation deficiencies.
+ Track scope progress, maintain QA/QC documentation, and ensure contractual deliverables are met.
+ Interpret electrical drawings, cutsheets, and other construction documents.
+ Identify and track cost control measures and potential change order opportunities.
+ Lead, motivate, and coordinate construction crews and subcontractors.
+ Communicate effectively with internal teams, engineers, subcontractors, and stakeholders.
+ Proactively address unforeseen conditions, promptly escalate issues, and support timely decision-making.
Essential Skills
+ Bachelor’s degree in Construction Management or related field, or equivalent experience.
+ Minimum 5 years of Project or Construction Management experience.
+ Demonstrated success managing large-scale MEP or industrial renovation projects (≥ $5M preferred).
+ Strong organizational skills and attention to detail.
+ Excellent time management and ability to work under pressure.
+ Strong problem-solving and decision-making abilities.
+ Ability to work onsite full-time and travel as needed.
+ Minimum 40-hour work week with flexibility to meet project deadlines.
Additional Skills & Qualifications
+ PMP, CPM, or equivalent management certifications preferred.
+ Minimum OSHA-30 certification (OSHA-500 preferred).
+ Experience with lighting retrofit projects in occupied industrial/manufacturing environments.
Work Environment
The role requires full-time onsite presence at a large industrial campus in Renton, WA. The work involves a minimum of 40 hours per week with the flexibility to meet project deadlines. The Construction Manager will work closely with various stakeholders, subcontractors, and internal teams to ensure project success. The environment emphasizes safety and compliance with OSHA regulations.

Pay and Benefits
The pay range for this position is $50.00 - $60.00/hr.
