We are on a journey to become Australia’s most trusted provider of retirement communities, and we are seeking a Development Manager with strong built-form and onsite delivery experience to deliver high-quality projects that meet customer needs while achieving strong commercial outcomes.
The Role: Delivering Projects with Strong Commercial and Onsite Performance
As a Development Manager, you will be responsible for managing residential and mixed-use projects from feasibility through to construction and handover, ensuring they are delivered on time, on budget and within approved cash flow and profit return benchmarks.
Working closely with Senior Development Managers, Regional teams, builders and consultants, you will lead onsite delivery while driving financial performance, contract administration, risk management and strategic decision-making.
Key Responsibilities
As a Development Manager, you will be accountable for the following core responsibilities:
Commercial Performance & Project Delivery
- Deliver projects within approved cash flow, profitability and program expectations.
- Scope, design and deliver projects that achieve required commercial outcomes.
- Manage feasibility modelling, budgeting, monthly reporting, and cash flow.
- Award, administer and manage contracts, approvals and consultant engagements.
- Identify and mitigate risks proactively to maintain project performance.
Onsite Construction & Delivery
- Regularly attend site to oversee progress and address issues promptly.
- Work with builders, contractors and consultants to ensure best-practice delivery.
- Ensure compliance with Levande’s quality, safety and sustainability standards.
- Drive urgency within the delivery program and maintain momentum on site
- Use Estate Master feasibility models to support financial decision-making.
- Manage budgets and invoicing in line with Levande policies and procedures.
- Apply structured project management processes to ensure cost-effective delivery.
Leadership & Collaboration
- Support a culture of cross-discipline collaboration to maximise project outcomes.
- Work effectively with Regional Managers, Senior DMs, consultants and authorities.
- Monitor competitor and market activity, recommending adjustments as required.
Customer
- Ensure timely and professional resolution of customer issues throughout the project lifecycle.
About You
You will bring:
- Proven experience in built-form property development, including complex, multi-stage or mixed-use projects.
- Experience working directly with construction teams, builders and contractors.
- Strong capability across financial management, feasibility, cost control and risk.
- Ability to manage multiple projects and deliver within time, cost and quality expectations.
- Strong commercial acumen and decision-making capability.
- Collaborative, engaging communication and stakeholder skills.
- A resilient, self-starting, accountable and trustworthy approach to work.
- Tertiary qualifications in property development, architecture, planning, construction or similar (desirable).
