Job Description
Work with the Development Director to define product strategy: target buyer profiles, unit mix, size ranges, specification level, and key value drivers.
Coordinate early feasibility iterations and options testing (yield, GFA, parking approach, construction complexity, staging).
Drive design-to-market alignment: ensure the product can be sold, financed, and delivered within realistic cost constraints.
Lead the planning pathway: manage pre‑lodgement engagement, authority requirements, and submission strategy.
Coordinate planning documentation and consultant inputs to achieve a complete, high‑quality DA submission.
Manage RFI/conditions negotiation with clear cost/time implications and recommended responses.
1) Development Strategy & Product Definition (Pre-DA)
- Work with the Development Director to define product strategy: target buyer profiles, unit mix, size ranges, specification level, and key value drivers.
- Coordinate early feasibility iterations and options testing (yield, GFA, parking approach, construction complexity, staging).
- Drive design-to-market alignment: ensure the product can be sold, financed, and delivered within realistic cost constraints.
2) Planning & Approvals (Pre-DA → DA Lodgement → Approval)
- Lead the planning pathway: manage pre‑lodgement engagement, authority requirements, and submission strategy.
- Coordinate planning documentation and consultant inputs to achieve a complete, high‑quality DA submission.
- Manage RFI/conditions negotiation with clear cost/time implications and recommended responses.
3) Consultant & Stakeholder Management
- Appoint, brief, and manage external consultants: Town Planner, Architect, QS, Traffic, Acoustic, ESD, Services, Civil/Structural, etc.
- Ensure timely delivery, quality control, and coordination across consultant outputs.
- Manage key stakeholder relationships (authorities, agents/marketing advisors, financiers/brokers as required).
4) Programme, Risk & Governance
- Build and maintain a master programme across both projects (critical path, decision gates, dependencies).
- Maintain a project risk register and mitigation plan; escalating with recommended actions.
- Prepare concise board/owner reporting and decision packs (options, risks, cost/time impacts).
5) Cost, Commercial & Procurement Readiness
- Work with QS/commercial advisors to maintain cost discipline and manage scope creep.
- Lead procurement readiness: tender strategy, builder market engagement, packaging approach, early works planning (including demolition where applicable).
- Support contract strategy (e.g., AS contracts), ensuring risk allocation is sensible and bankable.
6) Sales Enablement & Market Feedback (as needed)
- Coordinate with project marketing/selling agents on positioning, price feedback loops, and pre‑sales readiness.
- Ensure design and specification decisions remain aligned with saleability and financeability.
Required Experience & Skills
- 5–10+ years in client-side development management (or strong developer/consultancy background with direct developer-facing responsibility).
- Demonstrated experience taking projects from early concept through DA (and ideally into tender/contract award).
- Strong understanding of WA planning processes and consultant coordination requirements.
- Proven ability to run multiple workstreams/projects simultaneously with minimal supervision.
- High commercial acumen: can interpret feasibility drivers, cost implications, and programme risk.
- Strong written and verbal communication: able to produce clear decision briefs, not just status updates.
- Confident stakeholder management style—firm, calm, and outcomes focused.
