Job Description
SUMMARY
The Estate Manager (EM) will be responsible for undertaking the client's day to day operational tasks for managing their real estate portfolio in India. The resource will be dedicated to the client's real estate functioning and will based out of their office(s).
ESSENTIAL DUTIES
As the extension of the client's corporate real estate team, the EM acts as a primary contact on behalf of the client with landlords and, external stakeholders to ensure for all RE matters are well managed
- Lease administration responsibilities that include reviewing critical dates and contractual obligations, market benchmarking, rent checks and maintain lease database system
- Conduct monthly rent invoicing and documentation process by liaising with landlords and facilitating rent payments by working with Finance and Account Payable team
- Work on lease renewals, relocations, subleasing, terminations, reinstatements, divestments etc.; coordinate with brokers, perform lease review and documentation till agreement execution
- Develop healthy relationship and good communication channel with client's internal or external stakeholders, including but not limited to Corporate Real Estate, Legal, Finance, Projects and Facilities Management, IT, Audit, Admin etc.
- Preparation of budgets for all Property Operating Expenditures (POE) annually. Handle property tax matters for all client sites by taking assistance from appointed consultants.
- Prepare approval/supporting documents, business case studies and cash flow analysis for relevant sites and conduct weekly reviews with the client's team and circulate minutes of meeting
- Provide market data or information as requested in the form of deliverables that includes market reports, portfolio data, occupier trends etc. within allocated timelines
- Ensure governance to client's standard operating procedures (SOPs), due diligence processes, playbooks and monitor activity of brokers to ensure compliance to client's protocols.

EDUCATION AND EXPERIENCE

- Minimum 3+ years' experience in the RE industry
