Summary: The Assistant Manager – Leasing plays a pivotal role in maintaining optimal occupancy and enhancing the retail mix at South City Mall, a premier lifestyle destination in South Kolkata. Reporting to the Leasing Manager, this position is central to driving leasing success by identifying and securing high-quality tenants, supporting negotiations, and ensuring alignment with the mall’s strategic vision. The role requires a proactive approach to market analysis, tenant relations, and operational efficiency, contributing directly to the mall’s commercial performance and customer appeal. With a focus on data-driven decision-making and continuous improvement, the Assistant Manager – Leasing helps shape a vibrant, dynamic retail environment that meets evolving consumer demands and business objectives. Responsibilities: Drive leasing initiatives to maintain high mall occupancy by identifying and pursuing new tenant opportunities. Conduct in-depth market research to analyze rental trends, demand patterns, and competitive pricing, supporting data-informed leasing strategies. Collaborate with the Leasing Manager and design team to develop an optimal retail mix and efficient space utilization plans. Serve as a key point of contact for internal teams and tenants, ensuring timely responses to inquiries and feedback to maintain satisfaction. Identify and implement process improvements to enhance leasing efficiency and streamline workflows. Apply standardized leasing procedures using dedicated software to manage tenant data, communications, and documentation effectively. Support market research efforts to gain insights into customer behavior, preferences, and shopping trends, informing leasing and tenant selection decisions. Monitor the Retail Sales Index (RSI) to track market dynamics and adapt leasing strategies accordingly. Assist in drafting and managing lease agreements, rent collection for kiosks and carts, and understanding CAM charges and lease documentation. Ensure compliance with fit-out guidelines, insurance requirements, and architectural standards set by the mall’s design team. Evaluate store performance, space utilization, and layout effectiveness to optimize tenant presentation and trading efficiency. Partner with marketing and category management teams to attract relevant brands and maintain strong engagement with existing tenants. Participate in retailer engagement programs to strengthen tenant relationships and reinforce the mall’s brand reputation. Stay current on retail industry trends, terminology, and best practices to maintain strategic relevance and market insight. Requirements Requirements: Proven experience in retail leasing, property leasing, or a related field, with a strong understanding of commercial leasing processes. Excellent communication, negotiation, and interpersonal skills with the ability to build and maintain relationships across teams and with external partners. Strong analytical mindset with proficiency in data interpretation, including experience with metrics like RSI and occupancy tracking. Familiarity with leasing software and digital tools for managing tenant portfolios and documentation. Knowledge of retail market dynamics, brand positioning, and tenant mix strategies. Ability to work independently and collaboratively in a fast-paced, high-visibility environment. Bachelor’s degree in Business Administration, Real Estate, Marketing, or a related discipline (preferred). Must be willing to work on-site at South City Mall, Jadavpur, Kolkata.
