Job Designation: Associate Principal – Investments (General Manager )
Budget - 70 lakhs per annum
Reporting to: Chief Investment Officer
Location: Mumbai

Our client is a leading real estate investment management platform with ~USD 2.5 billion AUM , focused on developing and managing institutional-grade Class A commercial office assets across India’s top cities including Bangalore, NCR, Pune, and Mumbai .
The platform manages a portfolio of ~10 million sq. ft. and partners with global pension funds, insurance companies, and leading financial institutions . It is a fully integrated investment manager with in-house capabilities across investments, fund management, design & development, leasing, and asset management .
About the Investment Team
The Investment team is responsible for end-to-end transaction management across the lifecycle of real estate investments. This includes origination, negotiations, structuring, underwriting, due diligence, documentation, and deal closure .
Team members work closely with cross-functional stakeholders and also contribute to business development initiatives, new investment themes, and fund-level strategy .
Role Summary
The Associate Principal – Investments will be responsible for sourcing, evaluating, structuring, and closing commercial real estate investments . The role requires independent ownership of transactions and active engagement with landowners, JV partners, IPCs, advisors, and internal teams.
Key Responsibilities
Deal Origination & Execution
Build and manage a strong pipeline of investable commercial real estate opportunities Independently lead transactions including negotiations with landowners, JV partners, and intermediaries Evaluate opportunities sourced by internal teams and external advisors
Prepare, negotiate, and finalize term sheets and transaction structures Support negotiations through definitive documentation and deal closure Financial Modelling & Market Analysis
Develop detailed financial models aligned to partnership and investment structures Assess returns, risks, sensitivities, and downside scenarios
Conduct market and competitive analysis on product, pricing, and demand-supply dynamics Due Diligence, Documentation & IC Process
Drive commercial, financial, legal, and tax due diligence through third-party advisors Coordinate with design, development, leasing, and asset management teams for feasibility and business planning
Identify risks and ensure appropriate mitigation strategies
Prepare and present Investment Memorandums to the Investment Committee Negotiate transaction documents and ensure completion of conditions precedent (CPs) Preferred Experience
Commercial real estate investments / development platform / real estate private equity
Strong understanding of local regulations, by-laws, approvals, and land-related compliance , especially in Maharashtra (Mumbai/Pune) Experience in deal structuring and working with institutional / international capital Established relationships with IPCs, brokers, intermediaries, and advisors Skills & Competencies
Strong financial modelling and analytical skills Ability to build investment theses and compelling business cases Excellent negotiation, stakeholder management, and communication skills Team-oriented with the ability to lead cross-functional workstreams Qualification & Experience
MBA / CA / CFA preferred
10+ years of experience in real estate private equity, investment management, development platform, or real estate investment banking Equal Opportunity Statement
