Job Description Pre-Construction & Permitting: Navigating local zoning laws, securing environmental permits, and coordinating with architects and engineers to finalize design and "buildability." Budget & Cost Control: Managing multi-million dollar budgets, performing "buyouts" (negotiating and awarding subcontracts), and tracking "value engineering" opportunities to keep the project profitable without sacrificing quality. Schedule Management: Creating and maintaining the critical path. In multifamily, this is especially complex because it involves sequencing hundreds of units across multiple floors or buildings simultaneously. Subcontractor Coordination: Managing a diverse range of trades, from heavy civil/structural teams to residential "finish" crews (flooring, cabinetry, and appliances) who operate at high speed and high volume.
