SUMMARY: The Project Manager (PM) provides leadership, coordination, and oversight during all phases of construction for advanced technology facilities, including cleanroom expansions, high-purity system installations, and process mechanical upgrades. Rather than focusing on square footage, this role centers on the technical complexity, sequencing, and precision required in semiconductor manufacturing environments. The PM oversees planning, coordination, and execution efforts across multidisciplinary teams, ensuring projects are delivered on time, within budget, and in alignment with stringent semiconductor standards. This includes engaging stakeholders early, coordinating with design partners and specialty trade contractors, and proactively identifying and resolving potential conflicts before they impact critical path work. This position manages projects from a financial, technical, and constructability perspective in collaboration with designers, CPI, specialty contractors, and owner representatives. Success requires exceptional coordination, communication, and attention to detail in a fast-paced, high-tech environment. This is a full-time FLSA-exempt role, requiring a minimum of 40 hours per week with flexibility for additional hours as needed. INDUSTRY: Advanced Technology / Semiconductor Manufacturing Construction ESSENTIAL DUTIES & RESPONSIBILITIES: Preconstruction (10%) Leads or coordinates the development of detailed Scopes of Work for process mechanical systems, high-purity piping, and cleanroom infrastructure, incorporating input from estimating, engineering, and trade partners. Identifies and develops phasing plans and sequencing strategies to minimize disruption to ongoing operations and maintain alignment with semiconductor project milestones. Manages the intake, routing, and coordination of Bidders' Requests for Information (BRFIs), ensuring responses are technically validated through collaboration with engineering partners and subject-matter experts. Prepares and monitors submittal logs for critical semiconductor components, process equipment, and long-lead items. Construction (85%) Leads and coordinates construction activities for advanced technology facilities, including specialized trades supporting process mechanical, cleanroom, and high-purity utility systems. Ensures timely delivery of key project milestones while supporting adherence to semiconductor industry standards through collaboration with designers, CPI, specialty contractors, and owner teams. Facilitates resolution of technical or constructability issues by coordinating input from appropriate technical experts - ensuring the PM oversees and drives the process, rather than individually diagnosing all issues. Applies OSHA (and site-specific) safety requirements while enforcing semiconductor-specific protocols for high-purity, cleanroom, and process mechanical installations. Manages project cash flow and cost issues in conjunction with the Senior Project Manager (SPM) and Project Director (PD). Leads project execution per site master plans, ensuring alignment with broader advanced technology operational goals. Maintains daily logs of construction activities and uploads documentation to Procore. Reviews and monitors schedules; coordinates schedule impacts with trades, engineering, and stakeholders, particularly where sequencing affects semiconductor production or critical utilities. Post Construction (5%) Supports project closeout, including detailed as-built documentation for process mechanical and cleanroom systems. Follows up on warranty items and ensures proper turnover of advanced technology installations. Meets established deadlines and proactively communicates unavoidable delays or risks. Demonstrates initiative in achieving technical, operational, and client-driven goals. MINIMUM REQUIREMENTS: Bachelor's degree in Construction Management, Mechanical Engineering, Industrial Engineering, or related field; or equivalent field experience. 5 years of project management experience in advanced technology, cleanroom, or semiconductor environments (we can discuss whether this requirement should be softened for market traction). Strong knowledge of process mechanical systems, cleanroom construction, high-purity piping, and specialized HVAC for semiconductor manufacturing. Proficiency in forecasting, budgeting, planning, design coordination, scheduling, and scope management for technically complex projects. Ability to adapt to changing conditions in a fast-paced, high-tech environment. Excellent verbal and written communication skills. OSHA 30-Hr Training (recommended update from MIOSHA if the role is Austin-based). Familiarity with equipment operation (man lifts, cranes) and semiconductor-specific installation practices. Proficiency in MS Outlook, Word, Excel, Project, and PowerPoint. VALUED, BUT NOT REQUIRED: LEED-AP and/or WELL-AP accreditation, especially with experience on high-performance or environmentally certified projects. STSC certification. Experience with Procore or semiconductor-specific scheduling and controls tools.
