We are seeking a highly skilled and experienced Project Manager with proven experience in leading real estate development and construction projects from concept to handover. The successful candidate will oversee the execution of mid- to large-scale developments across Kuwait, managing multidisciplinary teams, external consultants, contractors, budgets, and schedules to ensure successful delivery in alignment with the company’s strategic goals.

Job Description:

The Project Manager will be responsible for overseeing the full project lifecycle—from design coordination, permitting, and tendering to construction supervision and final handover. The ideal candidate will have a strong track record managing multidisciplinary teams, external consultants, and contractors on medium to large-scale developments, with deep knowledge of local regulations and construction practices. Fluency in both Arabic and English (reading, speaking, and writing) is essential, along with a hands-on leadership style and strong project delivery skills.

 

Core Responsibilities:

This position includes but does not limit to the following:

Project Planning & Coordination:

·         Lead the full project lifecycle from initiation, feasibility, permitting, tendering, construction, to delivery and closeout.

·         Develop and manage detailed project execution plans (PEPs), budgets, timelines, and resource allocations.

·         Negotiation with various entities in terms of cost, quality and time factors.

·         Forecasting the fund requirements and arranging the prompt payments so that the momentum of work is not disturbed.

·         Identify the best partners to undertake the project (architects, contractors, site managers, government liaison specialists, labor contractors, vendors).

·         Keep track of all the project activities and ensure that the projects deadlines are met.

·         Coordinate closely with architects, engineers, quantity surveyors, legal consultants, and government authorities for permits and regulatory compliance.

Team & Stakeholder Management:

·         Lead internal project teams and supervise external consultants and contractors.

·         Provide clear direction and decision-making to team members while maintaining accountability for performance and quality.

·         Act as the primary point of contact for all project stakeholders including clients, regulatory bodies, and utility providers.

Construction Oversight:

·         Monitor site activities to ensure adherence to scope, schedule, budget, quality, and safety standards.

·         Conduct regular site visits, chair weekly progress meetings, and issue project reports to senior management.

·         Identify and mitigate risks, change orders, and project delays through proactive management.

Commercial & Contractual Administration:

·         Review, negotiate, and manage construction contracts, procurement schedules, and tender documents.

·         Approve invoices, monitor financial performance, and enforce budget controls.

Reporting & Documentation:

·         Maintain accurate project documentation including progress reports, meeting minutes, variation logs, and regulatory submissions.

·         Provide regular project status updates to senior leadership, including risk assessments and mitigation strategies.

·         Ensuring the receipt of regular reports and updates and addressing the flaws and inefficiencies in the reporting mechanism.

·         Any other task as required by the management.

People Management:

·         Monitor the progress of the function and evaluate junior staff achievements.

·         Help juniors in planning their careers within the department by developing a training plan for their professional development through on-the-job, in-house and external training programs.

Self-Management:

·         Bilingual candidate with excellent oral and written communication skills in English and Arabic.
