Role Description
We are seeking an experienced and dynamic Sales Leader to drive revenue growth, strengthen channel partner networks, and lead high-performing sales teams for our projects in Ranchi and surrounding regions. The role demands strong market knowledge, leadership capability, and a result-driven approach.
Key Result Areas (KRAs)
1. Sales Target Achievement & Revenue Growth
Achieve monthly, quarterly, and annual sales targets as defined by management.
Optimize revenue by maximizing Average Selling Price (ASP) and strategically managing inventory, including premium and slow-moving units.
Ensure timely collections and healthy cash flow in coordination with Accounts and CRM teams.
2. Channel Partner (CP) & Broker Management
Identify, onboard, and maintain strong relationships with leading brokers and channel partners in Ranchi and nearby markets.
Design and implement attractive commission structures and CP loyalty programs.
Plan and execute CP meets, site visits, and engagement activities to maintain strong market visibility.
3. Strategic Marketing & Lead Conversion
Monitor and manage the complete sales funnel from lead generation to booking, ensuring high conversion ratios.
Conduct competitor and market analysis covering pricing, amenities, and payment plans to maintain competitiveness.
Collaborate with the marketing team by providing feedback on lead quality and recommending ATL/BTL initiatives such as hoardings, local events, and digital campaigns.
4. Team Leadership & Performance Management
Recruit, train, mentor, and lead a high-performing sales team.
Conduct daily sales huddles to track leads, site visits, follow-ups, and closures.
Resolve team-level challenges and handle escalated customer concerns professionally.
5. CRM & Customer Experience
Coordinate with the CRM team to ensure timely and accurate documentation, allotment letters, and demand notes.
Drive referrals through structured “Referral & Earn” programs.
Maintain experience centers and sample flats in a ready-to-show condition with superior hospitality standards.
6. Reporting & Compliance
Prepare and present detailed MIS reports on sales performance, footfalls, lead sources, and revenue forecasts to senior leadership.
Ensure complete compliance with Jharkhand RERA guidelines across all sales communications and documentation.
Ideal Candidate Profile
5 - 8 years of experience in Real Estate Sales, with at least 5 years in a leadership role.
Strong understanding of and network within the Ranchi/Jharkhand real estate market.
Proven expertise in high-value negotiations, deal closures, and channel partner management.
Strong command over Sales Management, Account Management, and Real Estate CRM systems.
Excellent team leadership, coaching, and performance management skills.
Strong analytical ability to interpret sales data, market trends, and performance metrics.
Demonstrated experience in developing and executing strategic sales plans.
Exceptional communication, negotiation, and interpersonal skills.
Bachelor’s degree in business administration, Sales, Marketing, or a related field (MBA preferred).
Result-oriented mindset with the ability to perform in a fast-paced, competitive environment.
