What You'll Do - Exciting Projects & Key Responsibilities:

Join Amherst's Investment Strategy team as the analytical engine behind our $18 billion real estate portfolio. You'll directly influence strategic decisions across 40,000+ homes in 30+ markets through:

- Analyzing US real estate market dynamics - Conduct market research to identify emerging opportunities and anticipate shifts before competitors. Support investment decisions that shape portfolio composition and expansion strategies

- Building and maintaining sophisticated investment models - Develop and enhance models that guide multi-million-dollar capital allocation decisions. Ensure data accuracy through regular updates and validation from multiple sources

- Creating powerful data visualizations - Design compelling dashboards, charts, and presentations that translate complex market data into actionable intelligence for C-suite executives and internal stakeholders

Monitoring portfolio performance - Track and analyze key metrics across 20 states against established benchmarks. Identify optimization opportunities and support strategic capital deployment recommendations

- Driving cross-functional insights - Collaborate with Development, Operations, and other divisions to ensure analytical findings drive real business action across residential, commercial, and mortgagebacked securities markets

- Maintaining analytical excellence - Document data sources, methodologies, and model assumptions comprehensively. Prepare recurring investment reports that inform critical financial operations

Your Role in Our Success

As a Research Analyst on the Investment Strategy team, you'll be at the intersection of data science, finance, and real estate strategy.

Working within our Merchant Banking division—the cornerstone of Amherst's investment management activities—your analyses will directly impact:

- Raising new debt and equity capital

- Forming strategic ventures
- Executing acquisitions and dispositions

- Managing extensive portfolio investments

Desired Skills/Qualifications:

- Bachelor's degree in Finance, Economics, Data Science, Statistics, or related quantitative field

- 0-2 years of analytical, research, or financial experience

- Advanced Excel proficiency (formulas, pivot tables, data analysis)

- Experience with Python, R, or SQL for data analysis

- Strong PowerPoint skills for creating data-driven presentations

- Exceptional attention to detail and organizational skills
